HVAC Maintenance Checklist
At AMS, we stress again and again to our customers that regular maintenance is absolutely critical to the continued health and efficiency of your HVAC system. Heating and cooling units are like any other machine: they operate well but will break down over time without annual checkups.
We offer multiple Residential Maintenance Plans and Commercial Maintenance Plans for our customers. We can conduct maintenance Monthly, Annually and Semi-Annually. Our plans are always tailored specifically to your unit.
Reliable HVAC maintenance will not only keep your system running efficiently, it will prevent costly emergency failures. The last thing you want or need is a total failure of your heating or cooling unit during peak weather conditions.
In addition to our Maintenance Plans, we provide customers with a regular HVAC Maintenance Checklist that you can use to conduct your own survey of your system. We advise that you give your unit a thorough examination at least twice a year, usually at the start of peak weather seasons, although additional checks throughout the year are worthwhile.

Motor
- Check fans and blowers
- Lubricate motor and bearings
- Test belts and pulleys for proper tension
Electrical
- Check electrical connections
- Inspect for frayed, broken and worn lines
Filters and Vents
- Clean filters
- Replace filters as needed (see filter manufacturer’s recommended timeframe)
- Inspect vents for obstructions
- Clean vents of dust and other buildup
Refrigerant
- Inspect condenser and evaporator coils
- Clean coils
- Check for leaks and condensation
- Check for mold and algae growth
- Check drain lines and drain pans
- Clean drain pans
Furnace
- Check ignition and burner assembly
- Inspect heat exchanger
- Check gas lines
Thermostat and Control System
- Check controls to ensure system is working properly
- Inspect thermostat to ensure accurate readings
Unit Surroundings
- Clean area of debris
- Clean area of branches, leaves, grass clippings, etc.
- Ensure unit is on level ground
- Search for corrosion
Whether you are conducting an inspection or not, you should always note any odd noises coming from your unit, as well as any unusual smells. Either of these may be indications that there is something running improperly within your unit. Odd noises and smells should lead you to shut off your unit and conduct a thorough maintenance check.
