Ductless Mini Splits in Spokane: A Homeowner’s Guide to Cost, Zones, and Whether They’re Right for Your House

Thinking about a ductless mini split for your Spokane home, addition, or garage? Here’s how they work, what they cost installed, and how to know if ductless is the right call versus central air.

What a Ductless Mini Split Actually Is

A mini split has two main parts: an outdoor compressor unit (similar in concept to a central AC condenser) and one or more indoor air handlers mounted on a wall, ceiling, or floor inside the space you’re conditioning. A thin conduit — refrigerant lines, a condensate drain, and electrical wiring — runs between them through a small hole in the exterior wall. No ductwork required.

Each indoor unit is its own “zone,” with its own remote or app control. That means the bedroom can run at 68 while the sunroom runs at 74, something a single central thermostat can never do.

Modern mini splits are heat pumps, meaning the same equipment provides both cooling in the summer and heating in the winter — one system instead of two.

Where Ductless Makes the Most Sense

Additions and bonus rooms. Sunrooms, finished basements, and converted attics that were tacked onto a house after the original ductwork was run are the single most common reason we install ductless systems in the Spokane area.

Homes with no ductwork at all. A lot of older homes in Spokane, Coeur d’Alene, and the surrounding area were built with boilers, radiators, or electric baseboard and never had ducts installed. Ductless makes the most financial sense when it’s solving a specific problem — new space, no ducts, or a stubborn hot/cold room — rather than replacing a central system that’s already working fine.

For a supplemental zone (an addition, a garage), that’s more than adequate for our winters. For whole-home ductless heating, we’ll typically talk through a backup heat source for the coldest snaps, the same way we would for a central heat pump system.

Efficiency and Rebates

Ductless heat pumps are among the most efficient heating and cooling equipment available, often delivering 3+ units of heat for every unit of electricity consumed (learn more about the underlying technology at Energy.gov). Maintenance: What Ownership Actually Looks Like

Ductless systems are low-maintenance but not zero-maintenance:

  • Wash or replace the washable filters in each indoor head every 2–4 weeks during heavy-use season.
  • Keep the outdoor unit clear of snow buildup and debris.
  • Have the system professionally cleaned and checked annually — indoor coils and blower wheels on mini splits can accumulate dust and mold over time if never serviced, which affects both efficiency and indoor air quality.

Can one outdoor unit run multiple rooms? Yes — multi-zone systems connect one outdoor compressor to 2, 3, 4, or more indoor heads, each independently controlled.

Are they loud? Indoor units typically run in the high-20 to low-30 decibel range on low speed — quieter than most central system vents. Outdoor units are comparable to or quieter than a standard AC condenser.
