Boilers and Radiant Heat in Spokane’s Older Homes: Maintenance, Lifespan, and When to Replace

Spokane has more boiler and radiator homes than most people realize. Here’s how to keep an older boiler system running well, what radiant floor heat adds to the picture, and how to know when replacement makes more sense than another repair.

Walk through the South Hill, parts of downtown Spokane, or older neighborhoods in Cheney, and you’ll find a fair number of homes built before forced-air furnaces were standard — homes that have been quietly heated by boilers and cast-iron radiators for sixty, eighty, sometimes over a hundred years. If you own one of these houses, you already know your heating system doesn’t behave like your neighbor’s furnace, and it doesn’t get serviced the same way either.

How a Boiler System Actually Works

Unlike a furnace, which heats air directly and pushes it through ductwork, a boiler heats water (or produces steam, in older systems) and circulates it through pipes to radiators, baseboard units, or radiant floor tubing throughout the house. The heat you feel is radiant and convective, not blown air — which is part of why boiler-heated homes often feel different, some would say more even and less drafty, than forced-air homes.

There are two broad categories in the Spokane housing stock:

  • Steam boilers — older, found in some of the area’s oldest homes, using steam pressure to push heat through the system. These are less common today and increasingly specialized to service.
  • Hot water (hydronic) boilers — more common, circulating heated water through a closed loop via a pump, to radiators, baseboards, or radiant floor tubing.

Radiant Floor Heat: The Modern Extension of the Same Idea

Radiant floor heating uses the same core principle — circulating heated water — but runs it through tubing embedded in or under the floor rather than through radiators. It’s become a popular addition in renovations and additions, particularly in bathrooms, kitchens, and finished basements, because of the even heat and the fact that it doesn’t take up wall space the way a radiator does. Why Boiler Systems Last So Long — and Why That’s a Double-Edged Sword

Boilers, particularly cast-iron models, are genuinely durable — it’s not unusual to find a boiler in a Spokane home that’s 30, 40, even 50+ years old and still running. That longevity is a real advantage, but it comes with tradeoffs:

  • Efficiency. A boiler from the 1970s or earlier is nowhere near as efficient as a modern condensing boiler, which means higher fuel bills for the same heat output.
  • Parts availability. Older boilers, especially discontinued models, can become harder to source parts for over time, turning a routine repair into a longer, more expensive search.
  • System-wide wear. In an old system, it’s not just the boiler — decades-old piping, radiator valves, and circulator pumps age too, and any of them can be the actual source of a heating complaint even when the boiler itself is fine.

Annual Maintenance: What It Should Include

Boiler maintenance is different from furnace maintenance, and skipping it has different consequences — a neglected hydronic system is more prone to slow leaks, mineral buildup, and pump failure than dramatic breakdowns, which is partly why problems can go unnoticed for a while. A proper annual service should cover:

  • Combustion efficiency test — checking that the boiler is burning fuel cleanly and efficiently, not just that it turns on.
  • Pressure and water level check — low water pressure is one of the most common reasons a boiler stops producing heat.
  • Circulator pump inspection — the pump moving water through the system is a common failure point and is far cheaper to catch early than to replace after it seizes.
  • Bleeding radiators — trapped air in radiators is a frequent cause of a “cold radiator in one room” complaint and is a simple fix during routine maintenance.
  • Checking for leaks — even small, slow leaks reduce system pressure over time and can indicate a developing problem in aging pipework.
  • Safety controls test — pressure relief valves and safety switches should be verified annually, not assumed to be working.

Signs Your Boiler Needs Attention Now, Not at the Next Checkup

  • One or more radiators staying cold while others heat normally
  • Banging, knocking, or gurgling sounds from pipes or the boiler itself
  • Visible rust, mineral buildup, or moisture around the boiler or piping
  • Rising heating bills without a clear explanation
  • The boiler cycling on and off more frequently than it used to
  • Pilot light or ignition issues on older standing-pilot models

Repair or Replace? The Boiler-Specific Version of This Question

The general “50% of replacement cost” rule of thumb applies here too, but boilers add a few extra considerations:

  • Age relative to type. A cast-iron boiler can reasonably run 25-40+ years; a newer high-efficiency condensing boiler generally has a shorter expected service life, closer to 15-20 years, due to its more complex components.
  • Parts availability, mentioned above — if a needed part is discontinued or hard to source, that alone can tip the decision toward replacement even on an otherwise serviceable unit.
  • Efficiency gains from replacement. Moving from an old standard-efficiency boiler to a modern condensing model can mean a meaningful reduction in fuel use, which factors into the real cost-benefit beyond just the repair-vs-replace math on paper.
  • Whether the rest of the system (piping, radiators) is worth keeping. In some cases, we’ll recommend keeping the existing distribution system (radiators, piping) and only replacing the boiler itself — a more cost-effective path than a full system overhaul, if the piping is in good shape.

Boiler and radiant system replacement costs vary more widely than furnace replacement due to system complexity, typically running from around $8,000 on the lower end to $20,000+ for larger homes or more complex radiant installations — we’ll give you a specific number after assessing your existing system, and can walk through financing options if the upfront cost is the deciding factor.
